Meeting with Richard

The board met today with Richard to discuss our budget and prepare for the public meeting to be held November 4, 2009 at the Riverton Library at 7:00pm.

We reviewed bids we've received on snow removal and some installation work that is needed on Favre Bay. There is no curb between the road and the rock wall drop off at the park. This is a safety hazard as well as creating drainage issues. We also reviewed bids on cement.

We plan to move forward with replacing one driveway that is one of the oldest driveways in the community and has been identified as the worst driveway in the community by multiple cement bidders. This driveway is not one that will be replaced by Richmond. We also plan to move forward on the curb along Favre Bay.

In requesting snow bids this year we have requested bids based on a flat rate, per push as well as per hour. We have received several bids and are now getting some more information from bidders to make a final decision. Snow removal has been the greatest expense exceeding our budget. Certainly, a large part of that was that last year was a heavy snow year. Still, we are looking for ways to save on this significant expense. We are confident we will be able to get a better deal this year and have been working hard to get several quotes and get the best of the competition.

These were the main topics of interest. We did also review, however, the information on oustanding collections and where deliquent homeowners are in terms of liens, etc. We are confident we have a better collections agency and attorneys since we made the change earlier this year.

Meeting Minutes from Meeting Date 10/7/2009

The board met to review bids that we have been receiving on cement tear out and replacement. We received 2 competitive bids for replacing driveways at $4.50 and $5.00 per square foot. We are looking into references and their work to make a decision. Our driveways are about 2500 square feet for the average driveway that serves 4 homes.

We addressed complaints we have received on garbage and requested that Richard include information about this in the next newsletter which will also contains information about our next public meeting in November.

We talked about ways to reduce costs and have started meeting with snow removal companies to try to reduce the cost of snow removal by introducing competition.

We also scheduled a meeting with Richard to prepare for the public meeting and review our financials with him.
